The solution could be in the not so far future when appraisers wise up with a collective of data "crunched" and published like MLS listing. After all, in my MLS region, we could do regression upon the entire set of data and allow all fellow appraisers to use it, or if someone gets brave enough, do the regressions, double check, etc. etc. and sell the regression package to individual appraisers on a fee basis.
Just yesterday I was thinking how helpful it would be to do an annual township by township, section by section analysis of all land sales - size $/acre, school district, topography, access to water, roads,etc. and simply map it for the entire county. I think it could be mapped. Pluck up the sales as needed, go from there.
