Rejecting An Order

Funny. I get orders like that, do the work, come up short on their estimate, send the report, then get another order. Oh yeah, I get paid too. :yellowblack:
 
I didn’t want to give out all the details, but knowing what I know about the property and the borrowers, this would have been the assignment from hell that would not be cost effective to complete. It would have been a “2 dayer” with 2 months of follow up calls. I chose not to accept it for economic reasons.
The reason for my post was not to get an opinion on whether or not I’ll go to USPAP hell for rejecting the order, I wanted opinions on whether an appraiser is any way compelled to give a reason in writing for rejecting ANY order, regardless of the circumstances. Mr. Beigh wins first prize and Tim gets a gold star. :P

If that's all there was on it, I just do it and send it in. Doesn't matter to me what 'estimate' is on the order. COD.

Now when they put a 'requirement' on the order to stop and call to find out if I can proceed to finish if my preliminary research might not make that value estimate... I have a very real problem with that!
 
I don't think you have to accept any order you don't want and don't think you have to give any explanation. I don't know anything that requires us to explain a "No". I think I may have even quit on a few right in the middle for good reasons.
However, I told a builder once that I just didn't want to do an appraisal for him and for some strange reason he never requested my services again. Oh well, his loss.
PS Whoever made the podiatrist comment needs to be on the comedy channel, forget appraising.

How can you be independent when THEY dictate your fees?

How can you be independent when THEY require you to use specific software?

How can you be independent when THEY dictate how often you'll upgrade that software?

How can you be independent when THEY dictate when you'll be paid?

How can you be independent when THEY dictate your turn times?

How can you be independent when THEY set your appointments for you?

How can you be independent when THEY dictate how you bill?

Independent...you're funny sometimes. :lol:

The only thing worse than lender pressure is...lender pressure @ reduced fees!

Dear, I totally understand your standpoint as to why do I gotta give them a reason. Maybe Buffy needs a laugh. You can tell her the real story, then put it in writing in some vanilla fashion just to satisfy the stupid client of hers.

We'll start with the real reasons in plain terms and distill it into professionalese.

1) The owner is a PITA know it all who has so far lied to the lender, and now trying to pull the wool over the appraiser's eyes.

2) Ain't no way it's worth the dream figure.

3) I'm gonna drop a fecal object in your punch bowl with my finale shot that it was previously listed for just a bit more than the requested loan amount and the listing was cancelled.

4) At this point, I'd prefer not to address a hornet's nest. Please see items 1-3.

Now how do we distill this??? Hmmm.
