Rels changes the Market Condition Summary

Its a lot shorter than the old form. That's a plus.

What kind of a moron writes something like Question 3.
"If the comparable sales used in the appraisal sold in excess of 90 days prior to the effective date of the appraisal and/or are located greater than one mile from the subject, please thoroughly explain the reasoning for not using more current/proximate comparable sales." What other answer would there be besides the usual "there was nothing better that was closer or more recent".
 
It's funny you say that Mike... I've filled out about five of those forms... and most of my narrative on their old MSR sheet had narrative directing the underwriter back to certain sections of my report. I know they slashed my fees from $270 to $210 and I gave them the proverbial **. Every now and then, I get a phone call asking to do one in an area where 10 other guys already shot down the order... I get my fee request and proceed. They pay quick... their requirements, besides the MSR, are already being completed in every appraisal I complete. I hit them on the MSR by saying a fee is needed for mileage. They won't pay for the MSR, and I won't accept an order at $210 unless it is walking distance from my house.

In another thread somewhere here, somebody said they'd had luck getting a fee increase from Rels by couching it as a quick turn fee. Basically you say sure, I'll do it but its going to be a week before I can even see it and 2 before I can get a report in. When they say then need it faster you pitch them a quick turn premium.
 
We told them the form would be an extra $100 in fee....the little girl I spoke with said we were supposed to be doing this anyway....I said we did do this at our firm...only not in THEIR format....I also told here it was funny they had to send INSTRUCTIONS out on how to do the market analysis....I swear she said "well most of our appraisers have never had to adjust for market conditions"......what a telling statement. Then said did I want her to remove us from their list....I said heck yes if you want extra money for extra work in YOUR format....also it is an increase in liability to each appraiser as well.....they said no extra fee was to be paid.....I said thanks......they kept sending orders (and still do) and we just DO NOT provide the MCS form. Now they may quit today.....go in and ask to get your oil changed....and just before they take your car off the rack...ask them to rotate your tires for free....see what an answeer you get. How dumb are we?
 
I do not have a dog in the hunt but I met another appraiser who was very upset with his software provider about these forms. He did not like the fact that his clients could contact his software provider and get a new required form added to his package without his input.

Would he prefer not having a required form in his software package and be force to do the extra work for the required form using some other method than his typical software? :shrug:

Since the comment is not directed at anyone here I believe it is within forum rules to say the appraiser you met is an idiot.

He had concerns that his software providers are making it easy for clients to require new proprietary forms. He would rather his clients negotiate with him. If the clients are willing to pay then sure use a method other than the software package.

If I understand this correctly some on this form are not getting paid for the new form. How did it benefit anyone but the AMC to have the form added to the software packages?

The client could require the form whether it is in the software package or not. Putting it in the software package benefits the appraiser, not the AMC. Payment to the appraiser is in no way dependent on the form be in the software or not being in the software.

The software vendor is making it easy for him to comply with his client's requirements. The client decision on what to require is independent of what his software company will or will not include in its package. The software company put it in ASAP because they know their appraisers will quickly jump to another software company if the appraisers have required forms that are not available in their package.
 
They payd $185 and not a dime more, they don't pay more for the form or additional listings they now want. RELS, no thank you.
