An AVM can be just as biased as a crooked appraiser, and I have personal knowledge of that.

I know you didn't mean to say what popped in my mind for a second or so.
(just how personal is the knowledge:icon_mrgreen:)

There are other sites that would also like this information PAM please!!! Once you get it you know where else to send it.
 
Now the AMC wants me to remove the negative statement about the lender. Is this a negative jab at the lender or an unfortunate truth backed up by concrete evidence? Should
I dont't think it is a shot at the lender at all. I probably wouldn't have used the word fradulent. IMO, sale 3 was fictitious. :)
 
I do not know the residential world very well, although I have done my share of residentials. How many clients would be willing to sign an engagement letter?

I did a test on Zillow about a month ago and they were on average about 50% off. Of 150 closed sales Zillow was low on two of them and high on the other 148.
What do you mean by 50% off?

I'm getting ready to write an article on the consistenly incorrect values produced by some AVMs and hopefully have it published.
You might consider writing that the "incorrect" values had something to do with bad data. The valuation model might work just fine. :)
 
See, I knew Pam would be interested in the AVM data.
 
As the old laundry and computer ditty goes, sheet in sheet out. Many AVMs are getting shiity sheets.

Very personal.

I helped develop an AVM and left because the clients were complaining about the values being low. The talk of "tweaking the model" to keep them happy led me to believe it time to leave the company. So I did.

That AVM was purchased by a large company that later found itself in a bit of trouble in New York.

I have nothing against AVMs. But they can be manipulated very easily.
