In my area it seems that everyone has at least one relative in their immediate family who has a license to sell real estate. For $100,000 you might be able to buy a piece of vacant land, and the average home sells for around $325,000 (Thank God I bought up here before the big boom). That's a big chunk of change going out to pay realtor commissions.
You bring up some great points. The realtors just HATE those Help-U-Sell type businesses and FSBO's. Most appraisers in my area like to elbow-rub with the local realtors, but I just can't bring myself to do it. This could be an excellent market niche to explore.
