I sometimes use sales comps as rental comps.
Software should have better balloons to combine the sale and rental info into one.
I would make a good consultant to improve the appraisal softwares.

I thought Fannie doesn't require photos for rentals.
Client requested me to have rental photos for my recent appraisal.
I was going to use MLS photo but the weather background was different from my subject.
Ugh, I had to go back and take it.

I think it's important to drive by, take a picture and get a "feel" for the neighborhood (parking, neighbors, street, access etc.) Taking a comparable or rental photo is not just about the PHOTO.
