REO's and health concerns

First thing is to never wear a stupid white shirt to an REO. Jeans, old shoes, long sleeve older shirt. Inspecting an REO is not the time to try and impress the bankers. And besides, everybody knows that white shirts attract most bugs like fleas and ticks.

It's pretty funny that people still think fleas and ticks are "attracted" to white shirts - when it's just that a white shirt will simply show the bugs that a black shirt won't. It depends on whether you want to see them or not.

Re the REO: When you first open the door and suspect fleas, toss a few white papers on the floor (not to "attract" anything, but to see it) and go measure the outside. After a couple of minutes check the papers - fleas will be visible. Require a visit from a pest control company before going inside.

That's why I always wear light colored clothes to REOs. I want to know if I have a flea problem before I get back into my car. I took them home one time and my dog got infested. It ended up costing close to $200 to get everything back to square one.

What would happen if you fell through the floor or you are attacked by a squatter?

I go into vacant REO's alone all the time. If for any reason I feel suspicious or nervous due to the surroundings, I use my cell to call my hubby and tell him the address of where I am at. I then walk through the entire interior of the property while on the phone with him, and when I know it is safe, I lock myself in. I also carry one of my sons metal T-ball bats with me in the car just in case.

Yesterday when I went into a REO in a pretty rough area of town I noticed the neighbors across the street come home and give me a brief glance. I didn't think anything of it since this is a neighborhood where there are at least 3 for sale signs on 1 street, and properties with "bank owned" fliers taped to the windows. After inspecting the property I was sitting in my mommy mini van when I noticed someone driving up in a car who I think was the homeowner. They drove straight up to the property and stopped, staring at it for at least a minute or more. I know the guy wasn't a real estate agent, and I know he wasn't a prospective buyer since the house has not yet been listed on the MLS. He didn't look like the nicest guy on the block and I realized that it was likely that the neighbors that came home may have called him to let him know that there were people at his house, or what used to be his house.

Since I was parked on the other side of the street, I hung back hoping he wouldn't see me which he didn't. After he drove off, I went to the other side of the block to drive a few of the comps. (All the comps are in a few block radius because of the high rate of foreclosures.) Since one of the comps was on a different side of the street, I drove down the subjects block one more time to be able to get the comp photo without having to get out of the van, and there was that guy again in front of the REO looking it over. I felt glad I had finished the inspection when I did because I was becoming more and more suspicious that this was the previous owner.

We don't have many houses with basements, so falling through the floor is not too much of a concern here as it would be in other parts of the country. Luckily, knock on wood, I haven't run into any squatters yet. The closest I have come to any kind of situation with an individual was yesterday.

After reading about the fleas though, I feel itchy all over.......eeeeewwww! You might have to get one of those flea bombs that you set off in the car to kill them. I would talk to someone at the pet store because the last thing you want to do is carry them into your own home.
 
Usually the neighbors tell you how flaky the original owner was , oops sorry , no one owns any Real Esate in America as all Real Esate has an automatic lien on it every January 1st...Welcome to Amerika..
 
An REO property I did on Friday

I made a note:

House appears to have had mouse infestation. Mouse carcasses should be removed prior to showing.

My skin smelled funny after I left.

Having dabbled in pest control, I can tell you one sure fire way to deal with most problems in Badtown is the shotgun. It'll kill rats, mice, flees, anything. And, once you kill yourself some fleas, nobody messes with you once you come out of the house.
 
I usually carry a can of bug spray with me and spray my legs before I go in. One of the agents I deal with usually gives me a heads up if there are any problems before I go to the property.
 
I too, usually go alone to REO's - but there have been a couple of times I took someone else with me - just to be on the safe side.

Ironically, the worst fright that I had was in one of the nicest neighborhoods, and was, hands down, the nicest REO property I had ever been to. The homeowners had turned the house back to the lender in a "cash for keys" arrangement.

I had met the Realtor at the house, had done my interior inspection, and since the house was so huge, she did not have time to wait for me to measure & left me there to finish up and instructed me on locking up all the doors & I was to drop off the keys at her office. She had also warned me to keep the doors locked, because the former owner was still in the area, and would 'drop in' if he saw a car there.

It took me forever to measure this huge house with many angles - I started in the back of the house, and closed the drawing at the back - going past the driveway and my parked car on the way around. I decided to take one last quick walk through to make sure the place was secure, and as I walked through the hall to go to another door - movement in the kitchen caught my eye! Scared the bejebbers outa me! Took me a minute to get my heart to slow down!!!!!!! It was the former owner! How he got in ----well, he surely STILL had a key! Anyway - he says, "well who are you"? I told him that I was an appraiser, but more importantly WHO ARE YOU??? He told me that he was the owner and he was just there to get a TV from the family room that was now missing! Thank God he was a small older man, and really wasn't really threatening or anything. I did tell him that I was the one who had permission to be there & as far as I knew, he did not - as I ushered him to the door....I made sure he left before I did, and I called the Realtor to inform her of what had happened. I think they hurried up a little more to get the locks changed once they heard that.
