Greetings everyone,
I hope spring and summer will bring more work for those who do mostly transaction reports. My question involves the availability of completed appraisal reports (specifically along the lines of the 1004) for study. My mentor, conversations here, and the appraisal podcast I occasionally listen to all caution completeness and accuracy while not opening any of the numerous cans of worms that lay in wait. I would very much like to be able to read and study what would be considered "good and proper" appraisal reports from various experienced appraisers. It seems that it would be beneficial to get an idea of how others think, write, and analyze as they work. USPAP edicts and general advice are all well and good, but proper examples are even better. However, I don't know if this is even available as some may consider it to be like their secret recipe. Does what I am asking for exist? Thank you for your thoughts.
 
We typically can't give out reports even if we want to due to client confidentiality. Your best bet is reports of your mentor and any you can get from people other than appraisers.

Google "residential appraisal report pdf" (without the quotes) and a variety of actual reports will be among the results. Keep USPAP to hand and compare what USPAP requires be addressed in Standard 2 with what is in each, and you should gain some ground.
 
I've done work for a number of clients and often ask them if they have a prior appraisal of the subject property. I've also studied opposing councils appraisals. It may be good to join a local chapter of the Appraisal Institute and ask questions or take a physical class and ask the person teaching if they might go over some things you have questions about. When I started, I would take my mentors old reports home to study and I wrote a boilerplate so I could incorporate the best of my mentors reports into my new reports.
 
i would suggest you read the part of the HUD handbook that explains everything they would like in each section of the report. it's impossible to do, but it is a clear understanding of what is needed.

Not true. But I offer only complex commercial reports and I doubt those would do them any good. In fact, I have a bundle of old appraisals I am sending to a CG who is starting to do more agri related stuff - I just haven't mailed them yet. Sharing this with peers you are helping is not a problem as long as - just as USPAP suggests - they are bound by the same disclosure issues as you and agree to not share your report publicly. After all, your assistants and secretaries had access to same. So if I trust them, well, no problem. Also I have a bunch of reports - a few digital - that I've collected and I have no obligation to not share them. They were shared with me without restriction.
