Normally when I see these report I wonder why I spend so much effort when they look like they were thrown together very hastily with seemingly cherry picked "comps." It seems most that feel the need to put in some long list of qualifications have the worst reports.I've done work for a number of clients and often ask them if they have a prior appraisal of the subject property. I've also studied opposing councils appraisals. It may be good to join a local chapter of the Appraisal Institute and ask questions or take a physical class and ask the person teaching if they might go over some things you have questions about. When I started, I would take my mentors old reports home to study and I wrote a boilerplate so I could incorporate the best of my mentors reports into my new reports.
