A little while back I was doing a report and one of my comparables had closed a couple days prior and said "unverified next day sale" under the date in orange. When I called the listing agent to verify the sale and sales price, he told me it did not close for that amount and had in fact, closed for 13K lower than what was reported on MLS and monsoon. So I call the buyers agent acting like I'm verifying and again, buyers agent tells me that it closed for the same 13K lower price. I pull up monsoon records for this property and there is a button to report an issue. I clicked on it and described the problem and submitted it. I just checked the tax records of this property the other day and it still shows the higher sales price. Its been 2 months. I'm afraid that appraisers who use this sale for a comparable in a report might have a dilemma. Your thoughts?

The Monsoon folks probably did not really research it when it was still in 'unverified' status. Report it again as an MLS error and they should address it. This is a fineable offense for ARMLS. it it's in maricopa county feel free to PM me the address and i will be happy to report it again.

Ok, thanks. At least they changed the MLS sold price to the correct amount so hopefully our colleagues will see the discrepancy and investigate further.
