Reporting Unclear Lot Dimension on URAR Form Using GIS Map Tool

26 years and I have never put dimensions in that field.

My suggestion is add "See Attached Map/Plat/Survey" to the field and add what public docs you have as an image or pdf to the report.

Never had a client question it
 
Would you put the lot square footage listed in the MLS? Or at least somehow list the dimesions you know for sure?
Not MLS. The Assessor's information is required to be correct by the State. Their information includes the calculated acreage with easements, ROW, etc. Or pull up the subdivision Plat at the register of deeds. Never trust MLS, all information deemed reliable but is not guaranteed, etc.

31 years and me neither. Sometimes the assessor's software only has spaces for 2 of the measurements, but the total site size calculated by the State or County mapping has to be correct or it will screw up the land models. The GIS system is integrated with DOT, public utilities, TVA, etc.
 
So what would you put if one dimension is a curve and the length of the curve is supplied?
Also what would you put if you didn’t have exact measurements?
See attached Plat. If you put what the Assesor has online as the site size, for example, .30 acre, my software automatically puts the square footage in.

What should I use for the total area of lot if I cannot figure it out from the plat? I know I can use deed plotting software but I don’t know if that is expected or if I can just use what the county GIS tells me
 
Does that mean it is missing?
Instead of a measurement it will have a code (Eg C18).You then need to go and look up the that code on the table (somewhere on that page). If I show the plat of that lot they will see the code but not the table

Asked and answered several times by several posters. You've asked this same question before in a different thread as well. If you have really been a commercial trainee since early 2021 and you still do not understand how to use public information sources, your supervisor must absolutely suck or you must be afraid to ask them any questions. Again, yes, use what the county GIS tells you, snip the aerial view and stick it in the report and reference that it is in your exhibits. The county or state pays GIS specialists to do this. You are not getting paid to use Deed plotter or figure this out. It's already done for you.
 
As indicated you are not a surveyor. If you put the measurement as you expected, you are open to liability since you are not an expert.
I would measure as best as you can and see how close it matches to the public records.
If similar, use public records and you should be fine.

Most plat maps I see also have the lot area. Just enter that area manually.
