Reporting Underground Eletricity

If you determine underground electricity, or lack thereof affects value... where do you usually report that? Addendum?

Little secret...select comps that are in the same neighborhood and they will probably have the same utilities. No adjustment.
 
If you can PROVE that a market differential is due to above-ground vs. underground electric, then make an adjustment. However, in 30 years, I've never been able to isolate that this required an adjustment. Generally, homes in a neighborhood all have similar utility service, so it rarely comes up.
