End of story

Well, yes, but it's not the end of the story. If you use the GPAR, remember to include a definition of "market value" and a heap of other stuff, certs, limiting conditions, H&BU, zoning analysis, etc. Among the non-bank appraisals I review, not including a market value definition and source is the most common issue.
 
Be as specific as what you did in the exterior inspection if you might be grilled by attorneys.
Was it an observation from the street and never stepped out of the car?
One time I did stepped out of the car and when I peeked behind the fence, I think I saw an illegal ADU which I didn't mention in the report.
Another time, I saw the owner and asked to peek inside to see overall condition but refused to go inside.
I didn't mention that in the report since it would no longer be an exterior appraisal.
