I think what they really want to know is:

As of the effective date of your appraisal, were there any comparable listings and/or pendings available for less than your closed comparable sales?

I have been using pending sale for 6 months now in most all of my report's. i was just wondering if i would be able to make a contract value to list value adjustment on my grid for pending listings that the agent will not give me the actual contracted value. i have been adjusting downward by 5% to 10% depending on the area.
