Requested to reinspect with new effective date...

No but last night I forgot to save a file and I had to retype the darn report wasting hour of my life.
I hope I'm not getting dementia.

Don't worry about it. If you can no longer appraise you can always run for president.

I don't think a new effective date is needed to justify $315k. That pending sale that ended up closing at $315k was the best indicator of market value as of the effective date. I probably would have called the listing agent of the pending sale to find out what the contract price is.
If the appraiser's opinion that the $315 is more probable and quality/condition determination in the report were vetted thoroughly.
 
New effective date is a new appraisal. And requires a new assignment. At minimum, you would need to drive by the subject and research the market since the original effective date. How much you charge for that is entirely up to you.

If you choose to, you can certainly revise your appraisal. If you do, it's a new report date and, unless you like to live dangerously, good comments about why you are changing your opinion of value.
