Require Handrail Or Not?

I personally don't think it needs anything else since there was a handrail already. And a handrail probably isn't going to do much more on the other side, perhaps guard rails would be in order. Though I could see how someone could potentially fall if they were a little inebriated...lol. This is one of those times were it's not so clear cut and I can understand both sides of it.

Basically, the underwriter (not so subtly hinting) wants it done but wants the appraiser to state it needs done. I've also found they often require every single thing complete (even minor cosmetic items) if it's mentioned in the appraisal. Which, of course, ticks off Realtors and buyers and sellers. Underwriters are the worst.

Haha, yeah, I thought that same thing. The look on their faces would be priceless.

Someone could potentially fall off there if they weren't using the handrail or slipped with socks on. Of course, they could also just as easily fall down the stairs.

I might just call the Denver HOC and ask. But, it seems every single time I've called they are always "aww, yeah, that's fine, not a problem" over any issue I've ever asked about. That's why my gut is telling me they'll okay this one.

Totally disagree, they need to remove those stairs and put in a nice safe RAMP, with handrails on each side, and a helmet dispenser at top and bottom.
Also, don't forget to make the ramp long enough, with a couple of turns, so the grade is max 2%, and carpet it with pillows.

NICHOLZ: CODE Shmode. FORGET about code for heavens sake. FHA DOES NOT require code compliance (I get so tired of writing that). This is SUCH a non issue. Even our newest member, SHARONTONY in post 3 nails it.

HUD states that the LENDER must read the report, ascertain if any conditions require repairs or inspection, and require immediate repair or inspection where the property condition poses a threat to the above criteria (safety of the occupants or the security and soundness of the property).

Photograph it, report it, and let the stinking underwriter decide.

THAT is how FHA wants it done.

what is readily observable. The missing handrails or trip hazards are property
conditions that no longer require automatic repair for existing properties but
should be reported by the appraiser. In these instances, lender discretion and
prudent underwriting will determine whether or not a repair is advisable. For
example, a stairwell or staircase comprised of eight (8) or nine (9) risers
without a handrail would probably pose a safety risk.
