In my opinion many on this post have been rude and unprofessional to the original poster ** The post stated he-she was a trainee and explained the situation. Let's all grow up and act like folk's who really want to help and mentor. In this case it's obvious the Trainee does not have a mentor that is helping ! The first two appraisers I was trained under were total losers and without outside help I would have drowned in the first 90 days.
 
i would quote a famous existential book "run rabbit, run", danger will robinson. as a trainee, or newer appraiser, this assignment will only lead to pain from your mistakes for doing such a complicated property, especially on a simple form. as a trainee you should only be doing simple single family homes. my advice, you're not even close to doing such an assignment, although bright enough to ask here. that is the 1st step in staying out of appraisal hell problems. i'm not sure i would have been asking such a bright question, but when i started it was as a "ghost appraiser" as i called us in the old days. i would also look for a better appraiser to learn from. good luck on this cruise of the damned. my 1st day was 1 visit to a house with the MAI appraiser, then i was on my own. i was happy just to find an opening to get into the field.

Glenn, is that a trick question from the state board? we are being helpful. why would you have a trainee doing this drive by , more than just a single family home, assignment. my advice seems reasonable, don't do it, we have residential appraisers in this state getting into trouble for doing any mixed use property. can the trainee quote you in the report, or maybe a reference to the state board during their appearance.
 
It does get old reading post criticizing others who ask questions. Regardless of what you think of the question.

I would not do a desktop on that property as you described. It does not even sound like a single family residential property.
 
To answer your original questions:

No, no and not on that form either.

This would require a commercial narrative and you could earn credit on the assist.
