Residential Licensed vs. Certified Residential Appraiser Exam - Difficulty Comparison?

What is the difference in difficulty between the Residential Licensed Appraiser exam and the Certified Residential Appraiser exam? For those who have taken both, how do they compare in terms of content, complexity, and overall challenge?

Sorry, I can’t help you since I got certified residential 30 years ago. Your question seems to focus on the current exam content of both licensure levels.

I imagine that these change over time and that the content of each exam is not static.

Is licensing still an option? I thought it was all certified now - Perhaps I am wrong but if one is going for a license in res , then go for the certified since FHA and many lenders use certiried appraisers for assigents.

J. if I remember correctly, in Oregon a few years ago, the state started requiring everyone to get certified. However, that was reversed when legislation was introduced to remove barriers to entry in different professions, such that licensure was reinstated.

I am an old foggie. I entered this dog and pony show just as licensing was coming out. I was told to bypass licensing and go straight from “traditional” license to certified residential, which I did. Passed it first time. I did know an appraiser who just went to license and we “compared notes”. She kicked herself as she knew everything I did. Hope this answers your question.
