Residential subject inspection checklist

Hello all. I was wondering if any of you have an inspection checklist/form you bring to every inspection to make sure you collect all data and just to make your life easier? I am thinking about making one and would appreciate any guidance. Thanks!
I made a spreadsheet per form 1004 "Improvements" section with pre fill-in option, like for roof line, I type in Tile, Metal, Composition, Wood Shake, Clay, Slate, Tar etc. Then, do the same for line Exterior, Floor, Bath Wainscot etc.

Then, type a list of photos need on that spreadsheet bottom part as well.

Make a bunch of print outs, every time when I come out for inspection, just take one printout with a clip board and circle the items on site so you no need to write down every time. Before I leave, look at that paper to make sure every line is circled .
 
i see the same row house every day. but sometimes, i have to walk really slow or talk to the owner or dog if it's a really small row, so that it doesn't look like i was there just 10 minutes.
 
I print page one of the URAR. Do my walk through, photos, measurements, notes, and before leaving I fill out the URAR from site section down.

Honestly, I have been using an iPad for appraisal inspections for 20 years. You can be as detailed as you want at the home and you have the exact GLA when you leave the property as well as all the subject pictures already in the report. It is past time for all appraisers to embrace this archaic tool before it is obsolete. I guarantee it saves more time than Quicksource or any other comparable sales adding programs.

I had a windows tablet years ago and dropped it down a flight of stairs. Went back to clipboard and paper.
