Anyone have a copy of a old or new Restaurant Appraisal they can send me (please remove address and business name) I am curios as to what one looks like. I know this may be a silly request, but times are slow, and I love to learn from others.

Go through the exercise of buying one, you will learn faster than reading another report. Most restaurant sales in my area sell because the business fails and most times the property will be re-cycled for another commercial use. If a restaurant does sells in my area it is typically the business only and not with the realty.
 
Restaurant Appraisal what type and scope of work? You can approach a restaurant appraisal from all types of directions. What about the personal property inside the restaurant?

I would suggest you pick up one of many books on commercial restaurant appraisals.

You talking lease hold, fee simple etc, pie in the sky.
 
Your probably going to have a hard time getting one here on the forum. The reason is because in most cases, it would be illegal, and a violation of professional ethics, which is USPAP. Is this thread in the right area? Should it be in the ask an appraiser section?
 
If you're an appraiser...cutting one's teeth on a restaurant isn't the way to go. What kind? A coffee shop? A QSR? A chain facility? Ray is correct in that there are many ways to go. With or without equipment? Google it...maybe you'll get lucky and find one.

If you redact certain info why is it illegal?
 
Nothing illegal about a report tht redacts (remove address and business name...and client name and intended users...and any confidential information).

But why would I send a propriety report to a member of the General Public, that someone else just paid $5000 for...because you are bored. Go take up a hobby, buy a dog...
 
To me this op is looking for an easy way out to do an appraisal or someone who wants to alter and appraisal. In both case if this is true why would I want to send them a copy of a report that I have done.

I am working on one now through discovery where I am sure a lender passed on my appraisal to an FHA lender who simply removed my name and company and had there appraiser insert his name and company. If they did not proof the report I can prove it by one statement that is in all my reports and no one else would have need for that short line in thiers.

While most states worry about the little things in a report major fraud is happening still across the appraisal industry, I feel.

probably not. I have dozens of appraisals...prepared by someone else that I obtained thru the client or borrower. I have no obligation to not share those nor did the people who gave me a copy have the obligation to not share those. The certs may oblige you to not sell them or use them for commercial purposes. But you won't be struck blind by it. A truck plaza, warehouse, airport hangar, golf course, etc. Got those no got a restaruant

Reading appraisals done by a local MAI taught me more when I first started than all the textbooks put together.
