When acting in the role of appraiser, all forms of client advocacy are equally toxic regardless of who/what the client is. In such situations the appraiser is basically agreeing to lie for the client in order to enable them to cheat the other side of the transaction.
The AF 'splained to me a few years ago how "advocacy" is compatible with appraisal independence and objectivity, but I was never able to comprehend how it's possible to do so.
 
As it was explained to a class by an AI instructor, "You can be an advocate for your report. You should not be an advocate for your client."
 
The term I used was "client advocacy".

You should always advocate for the appraisal process, the role of the appraiser as the unbiased D3P and the credibility of your own work. That's not the same thing as taking sides in an appraisal - to which we certify to not doing in every appraisal report we sign.

Yes. As appraiser, our job is to tell the story of the property ending in our opinion of value.

I just completed the first of two new mandatory Cali courses on bias & discrimination. A writer could exchange references to the Appraisal Industry in about 20 sentences with references to virtually any other industry, and the course would be equally as applicable. (Almost makes me embarrassed to be an American, to coin the phrase "As Rome burns..."

Half of the assignments I do result in someone not liking my appraisal. That doesn't mean I'm treating anyone unfairly. It just means they don't know what they're talking about when it comes to an appraisal.
