'08 to '15 is a HUGE difference. I started as a trainee in 2006 and Cert in '09. Again...HUGE difference since then. Many other alphabetic letters and names (Dodd/Frank, HVCC, CU, UAD, etc) have been thrown around since those times. Personally speaking, my typing time has doubled since those times due to the aforementioned. FHA is ever so changing (including requiring only CR to do their work) with another big change coming in the next couple of months.

That is for sure...it is like no one can plan or do anything without coming up with 15 Acronyms to define it. The Corporate America job I have now is famous for this.. I think when I left they has already changed the FHA rule to only Certified Residential...or were getting ready too, cant remember. Forgot a lot when brain filled with letters and such.

Spend enough time with old people and you'll never voluntarily watch zombies again. Especially if your old folks are sleep walkers. They do better zombie impersonations then any actor and scare the crap out of you in the middle of the night, long after the TV is off.

Reports have to be formatted perfect. AMCs rule the roost and are as dense as a hen.
Fees can be less than they were 7 years ago.

UAD 'speak' is the perfectly formatted data input so that the data EXTRACTED is consistent enough to be then re inputted into their models - right?
Been in the bowels of QA condemnation hell (points off and salary deductions for any tiny mistake involving data input - data with massive ever changing rules). Points and salary deductions for going slower to get it right and paid peanuts to sit there, smile pretty, never EVER push back and OWN that I am wrong and they are always right. For 7 years doing this so am somewhat prepared for the AMC environment...

You'll be fine. This wasn't rocket science before 2008 and it isn't rocket science today. You will figure it out.

The challenging part will be getting on AMC lists. Gone are the day of local marketing. Now it's filling out online forms and sending them to india.

If you have some local contact that are still in the mtg business, they can put in a good word for you with whatever AMC they deal with. I've been able to get on a few lists by referrals from mtg professionals I know. Maybe they say that isn't supposed to go on, but it does. They haven't removed every "business" aspect of this job yet.

You will do well. Just work hard right now and get approved for panels with regular work in your markets. Many panels are accepting, so it is a perfect time. That said, like other posters have said, it aint like it used to be. You have to fill out long winded applications in many cases. Before you do, drive around, talk to your local lenders and find out what AMCs they are using. If you want to put up with the crap, you can also consider work from the biggies like LSI, RELS & ServiceLink. Be smart with your time. It is easy to get sold wasting time on AMC panels not affiliated with lenders in your area.

Don't work for RELS. They just DRASTICALLY cut their staff appraisers pay.
 
Really?

Don't they know the O wants $15 an hour minimum wage?
