"Only closed (settled) sales may be used as comparable sales 1, 2 or 3. If a sale is over six months is used, an explanation must be provided."

Is that what you are looking for??

No, that is not what Papa or I am looking for....the questions posed specifically asked someone to show where a Fannie guideline says such a thing......nice try though

That's beacuse there isn't anything in the Fannie Mae guidelines regarding the issue of the order that the comparable sales and/or listings should be placed in the SC grid, no matter how much some of these people think there should be.
 
Some appraisal software has an option to "move the best comp closest". (Wintotal does, so the rest must offer something similar.) I wonder if the appraiser used this option after loading the listings in the comps view and just left it in the order the software "selected".
