Hey !!! I just received a request to comment on If exposed insulation in the attic and the crawl is a health/safety issue. This is a newly constructed dwelling and has just received a certificate of occupancy through our county. That is what I responded with I also went to the NC code for residential construction and added a ton of requirements to my report. The reason I'm even sharing is this: Do my fellow appraisers not feel as If this is a waste of time or am i overreacting? I mean is insulation safe? well, I wouldn't roll in it .....so is it safe ?? I did not say it was or wasn't. I just quoted requirements, but I feel as if I am opening myself up for liability if I say it's safe ??? because that's what they are asking for.. Respectfully !!! WW

You don't have to say it is 'safe'. Just say adequately installed insulation is not a specifically called out health or safety issue per FHA or Fannie guidelines.

Either way, don't overthink it.
 
Sounds like another reviewer struggling to hang onto employment for another week while volume remains super low.

Just to get this straight... did you do a head and shoulders up into the attic and took a photo showing the insulation?

Whether it's blown insulation or batting.... that's where insulation belongs. Maybe a newbie that doesn't understand the components of homes?

Point them to the C of O and state that you're not a home inspector and or a licensed contractor.

There's another thread going on right now where the AMC wants the appraiser to state that the water heater was installed to code. These items are not in our wheelhouse.

I wouldn't do that. The building department gave the certificate of occupancy....it's done.

Right? It's either that or what you asked.... exposed insulation somewhere.

There's no way I would enter a bunch of code requirements either unless it was something I was directly dealing with.

This kind of reminds me of the Chinese drywall craze, about 15 years ago or so....

AMC: Appraiser to comment on if the drywall is made in China.

I don't know! Lol
 
Sprayed, blown in or fiberglass insulation? Tell them they need to engage the services of an insulation expert and run up their expenses.
 
"Exposed insulation in attics is typical in unfinished attics and is a commonly used construction technique. The appraiser is not an expert in attic insulation. If exposed attic insulation is a concern, the Client may engage the services of a qualified inspector."
