Reviewing and "a conclusion as to value"

This is another example of USPAP lacking any common sense. If the value is supported you should be able to say yes the value is $zzz. as of the ED. and explain why. Otherwise the reader is left going ?????

I don't think that is a USPAP issue Dale, i think it is a client issue. Too many lenders have implemented their own review standards which typically puts appraisers in the position of stepping all over Standard 3. So many of these enhanced products are problematic IMO.
 
whether it is possible to comply with USPAP in providing a Scenario 2 or Screnario 3 response without pulling the trigger on Standards 1 and 2.
If the client requests anything more than to review the other report, then it is not a review. It is either a consulting assignment or an appraisal. period. For the client to prejudge new values or provide comps is not a review.
 
Ok...I'm in a better place than I was thanks to many of your posts. Funny that in the middle of all of this, someone called me with a proposition to do "not a review, just a quality control check." Rather than hi-jack my own thread...I'll start a new post. See y'all on the flip side :-)
