Haven't we all done the rebuttal game where you keep sending addendums responding to the incompetent appraiser and their bogus explanations?
On the occasions when I got a rebuttal to a negative review I had done, and it wasn't completely lame and easily shot down (only on the really tough ones), I write a response with my best shot. Then conclude with something to the effect of "there is a difference of opinion between the original appraiser and review appraiser. Recommend the lender/client obtain another appraisal from a third appraiser." And maybe "who will properly address the issues raised in the review." Oh I have "issues" with many of these things alright. :!: Haven't had one come back after that statement though.
A couple times I've put similar language in the review from the start, but only when the appraisal I'm reviewing is a total piece of . Gee, based on the inadequate description in the appraisal it could be $400k or $500k. :!: I cannot say based on a driveby inspection. :x
Of course as Ruth L says-
Don't just toast someone due to superficial differences in terminology or technique.
Nobody does things exactly the same way, but we all know the difference between a good report, and crapola. :lol:
