Revision request from Lender. -remove/replace the term "walking distance".

Instead of walking distance, say it is within 5 (X) blocks of the subject,or under a quarter of a mile from the subject.
Its a shame we cant' express the concept in normal, everyday day understood language.
and nearly every MLS, zillow, blah blah rates neighborhoods in LA with a "walk score" with that said, never felt the need to put and never did, 'walking distance' Such a nebulous term..."walking distance" to whom ? Technically I can walk 80 miles to my dad's house in Redlands but i don't. I often gave an actual real metric of range in how far transit is, shopping, major work centers, etc etc.

Too subjective. Although the term "Walk In Closet" should be renamed for DEI sake.

Google maps - right click, then click 'measure distance'. Easy peasy.
 
In Venice with all those canals and winding narrow streets, walking distance is useless.
There even are no street names. Just have to rely on Goggle maps for direction. Thank you iphone. Don't know how to navigate without you.

Well, although I never much thought about it, "walk score" if it becomes integral to the locational description of every property marketed on MLS, might be integrated into the appraisal lexicon as an appropriate descriptor...???

...for example, included in the SCA "Location" line item description, hella lot more descriptive than "urban" or "average," etc.
 
"Walking Score" is for marketing purposes. Appraisers should do their job and set the facts objectively or at least to their best judgement.

I found an old Thomas Bro guide in the trunk recently. I could barely read any of the information, even with my glasses....

Fernando, Hold Up. Venice is a hotel/casino but not an actual city in Italy, or even Los Angeles, right !!!!!!!!!!!!!!

The 90 euros gondola ride in Venice was much better than the shorter clean water interior gondola ride in The Venetian in Las Vegas.
