Thanks for the back and forth. For the record, I have published state approved classes on Appraisals and Evaluations.
They are approved in multiple states for CE for Appraisers.
Not to sound boastful, but I do believe I have a pretty good handle on the Appraisal and Evaluation topic as well as knowing which states allow Evaluations to be completed by an Appraiser.

We must view the Evaluation allowance differently.

Ha! That’s funny. The site would not let me type anything yesterday. Sorry for the late reply but here are my thought…..

Don’t forget to price in your liability.

  1. If you say “it does not effect value” and they ask you to put the change order in the appraisal the you have 2 appraisals out there with different specs and the same value. Huge increase in your liability if both reports end up in front of the state.


  1. If you say “it will effect value” they will ask you by how much and you will have to complete a new appraisal with new comps. You now have 2 appraisals on the same property with 2 different values and with an exact market reaction to the difference created by the change order. Huge increase in your liability if both reports end up in front of the state.


Don’t forget to price in your liability!
