Right to Repair?

Aren't there car companies that are similar?
Drilling companies?
What happened to those Mortgagee Brokers who would seek out lower rates for the Public?
and the list goes on & on

Normally bigger auto shops can afford diagnostic tools that are not sold as non-proprietary. But yes, there are some parts that have to be adjusted by the dealer. I had an $80 part fail and had to take to a dealer - $300 for the labor of reprograming the part plus a charge for "environmental disposal"... I'd bet even money that this "environmental" part went straight into a trash can.

Drill rigs... don't know anything you cannot fix on the rig. And they do sell parts. OTOH, there is no law requiring a car company or anyone else to stock parts for a car or even to have a way to build such a part and even when someone might want to, the part is likely patented.
 
BTW, another one was replacing my windshield after so many cracks in it. The windshield has collision sensors that are required to be calibrated. I think most glass companies can get those. Otherwise would need to go to a dealer for calibration.
 
Speaking of repair, commercial tenant said back door is "falling apart" and wants me to replace it.
Shouldn't tenant take care of it? They're suppose to maintain the door as indicated in the Lease.
 
In CG income analysis replacing that door falls under the category of "long term replacement reserves" as would be done be the lessor, not routine maintenance as would be done by the lessee.

Replacing a new door is expensive. Tenant complained about wood and hinges coming out.
I'll check next week and see if the wood door can be "repair" by handyman.
 
Would handyman know how to fix it?
Mine would. I know how to fix it but I don't have the energy to tackle it by myself anymore. You can buy prehung doors and frames.
Just pick your price point. And if steel door and frame - won't rot. 1738359823282.png
