Right to Repair?

Mine would. I know how to fix it but I don't have the energy to tackle it by myself anymore. You can buy prehung doors and frames.

That's a good plan. Buy steel door for $550 and pay handyman to install for $500.
My contractor years ago put a home depot fiberglass front door and small water leaks during big rain.
Not sure if it's the door or bad installation.
 
Replacing a new door is expensive. Tenant complained about wood and hinges coming out.
I'll check next week and see if the wood door can be "repair" by handyman.
Usually all it takes is longer screws to take care of the hinge problem. If the door is actually "coming apart" it is either older than dirt or hasn't been maintained
 
If i was a commercial tenant i would want a steel door in a steel frame. They come standard sizes.
And a special lock to keep the employees from stealing inventory out the back door.

Building is old as well as the door.
Tenant supposed to maintain the door.
This is first time a tenant is asking me to replace a back door.
Tenant is late payor in rent and seems to have issues like mice/rat which isn't my fault.
 
They are on your property, they are your rats :)
Today my tenant showed me his restaurant in how he rat proofed the premise. He had to put plywood ceilings in his storage room and block some holes. My goodness.
Public inspector shut his restaurant until he did the remedial work.
Even though he offered me free meal today, I passed.
 
Prehung doors are great and make installation fairly easy. If handyman tries to do it piecemeal, easy to make a mess, have a skewed door, and leave those little rat entrances in your fave dining spot. For a competent door hanger contractor, I'd check online at State License Board (CSLB), as they have all the licensed ppl on there with their specialty licenses. Gives you the best shot at getting a qualified 'One and Done' job. In CA it is a misdemeanor for an unlicensed person to represent themselves as a contractor and do a job INCLUDING MATERIALS for $500+ (up from $300 recently, I think) due to the over-supply of 'handymen' doing crappy work.

Trust me on this one Fernando. I had 3 doors hung a couple years ago by 'great handymen', and now I have to hire a pro to re-do 2 of the 3 because one hangs crooked and the other lets water in under the door. You usually get more or less what you pay for. One and done, cheaper in the long run.

My handyman said the hinges are lose and he will fix it for me for $350.
Cheaper than getting a new door. He said it's not a temporary fix and he said it should be permanent fix. Good.
