it is the conspiracy of all conspiracies, appraiser colluding to select comparable sales to lower the values of certain areas :rof:

If there is any issue, I'd guess its more prevalant to purposefully inflate, then to purposefully "lowball" for mortgage transactions due to the incentive to keep clients. What is someone gaining from purposefully "lowballing." It would be more stips, more ROVS, and more work in many cases.

So they have it on our form to certify we used the most similar locationally, physically, and functionally ....and their CU bases it on locationally, physically, and sale date?

i didn't watch the whole thing, but i bet they didn't talk about the fannie/freddie waiving appraisals for special friends. some loans are more 'risky', right Mr. GSE? :rof:

When you allow racist from the Brookings institute to speak out against appraisers with zero factual data I certainly question the motivation. We all know this narrative is being pushed by AMCs and software companies. What we already know is it does not matter what career path you choose, if you are a straight white male your existence is considered racist and offensive to racist blacks and low IQ liberals. I can only speak for myself when I say no one appraisal or person is worth me jeopardizing my appraisal license or reputation. Having 10+ years as a review appraiser I can say I have seen many bad appraisals however I can definitively say Racism does not exist in the appraisal industry. Within all the institutions I have work for there is a process in which we would report such findings. Like I said I have seen zero racism! Sorry to all the AMCs, liberals and racist blacks but I can not support your false narrative!

I'm not sure I could say 0. How would you know. You can't read peoples minds. Of course these hustlers can read our minds and know that if we didn't inflate the value enough it is due to racism.
