Been trying to get a solid opinion on whether a new roof (2 yrs old) and HVAC's (2 weeks old) will add any value to my home in the Atlanta, GA area. It is a rental in an excellent school district (4bdrm 2.5 bath) that I plan to place for sale in May. Thanks.

Would new tires and a fresh oil change add value to your car?
 
I tend to look at this question like an investor: I expect a residence to have a roof and AC. I would have an idea of what I would pay for a property in good working order. If I knew I would have to replace the roof and AC soon after purchase, I would offer less for the property.

Roofs and AC units are considered short-lived items. It is understood that they won't last as long as the building and that they will need to be replaced at some point. The replacement of these items is part of the expected maintenance that goes along with property ownership.

In my experience they do add value
 
how much less would the property be worth with an older roof and older AC?

Could we tell the difference in a 5 yr old AC v. 2? ditto roof? Only if the age is disclosed.
On poultry farms I try to itemize short, medium, and long lived items.
