Roof Certification!

I appraised a home about 1 1/2 months ago.

I conditioned report on a certification of roof.

They got a new roof. I have a certificaiton now.

How do I remedy the report for FHA? 1004D? Letter?

MB is asking for something from me.

That is for the UW to sign off on, not the appraiser, you called for a roof cert, not a new roof.
 
They should have the paperwork from the roofer, your job is complete. I've had lenders in the past through FHA ask for a final inspection to take photos and make sure, for them, that the roof was actually shingled.

Another assignment, another fee!

If you did not use an HC (check box 3) but rather an EA (check box 4) then there is nothing the MB needs from you. They are confused.

The UW can clear the EA with the documents from the roofing inspector which they already have.

The 1004d (bottom half) is for reporting the completion of HC items only.

Clients sometimes get confused on this issue when the EA results in an actual repair.
 
The 1004D is not for FHA deals.

It is an UNDERWITER condition to clear. Appraisers make a recommendation for roof certification due to ........ Underwiter then can either call for roof cert. or waive the recommendation ( not very likely).

You have met your obligation by recommending roof cert. in the FHA's eyes.
Don't go accepting a roof cert! It is not for us to do as appraisers and have seen an appraiser accept one and state they have received a "qualified roof certification which indicates the roof has been repaired and is good for 5 yrs". Roof was bad, roofer went bye bye, Appraiser said
" QUALIFIED ROOF CERT", E & O company paid for new roof!
( IF WE DON'T KNOW IF THE ROOF IS BAD HOW DO WE KNOW THE CERT IS RIGHT!)

BINGO !!!

Whether conventional or FHA, when we call for certs or inspections, it is for the UW to sign off on, not us, unless the appraiser wishes to take back all of the liability.
