Rookie appraiser, Withdrawing from assignment

I can send a dog with a note to appraise the easy ones. You will learn 10x more taking on these tough assignments. The client WILL find someone to do this report and will likely use them again. You basically just fired yourself.
Well, they just contacted me with another report. So, there's that. But I appreciate your input. Additionally, I agree with "You will learn 10x more taking on these tough assignments".... however I just DID not have enough market data to support the adjustments. IMO
 
In this situation..... 2.5 miles was a LOT. Again, IMO
I saw a pretty girl at the grocery store yesterday, got my muster up to approach her, and said "Excuse me for interrupting you, but you're a very beautiful woman... IN MY OPINION!" [LOL LOL for peers lacking a sense of humor...]
 
What I find strange from the client is they want it on a 2055 form - am I correct that there would be no interior inspection of an AS repaired value appraisal?. That alone is the reason to turn it down imo.

The lack of close comps in itself is not a great reason to turn an assignment down, though we are independent and can turn down an assignment for any reason. Feeling uncomfortable is a good reason - as you have only done five reports, do you have a mentor, or are you on your own? It's a tough dilemma as to how you get experience without stretching yourself on an assignment. Of course, people here can give advice, but we do not see the property - good luck on your next assignment, and know that even we long-time appraisers are still learning.
I have a mentor, but I like to give him a % and involve him in the report (he didn't ask... it's just in my nature). However, this was SO lay paying that I didn't bother him about it; BIG MISTAKE.
 
The poster has only done 5 appraisals, and you think he should do tough ones. Then they are smarter than most of us.

Experienced appraisers know when to avoid too difficult assignments or at least charge a large premium.
Clients will search for lower fee appraisers. Our system is set up that any licensed or certified appraiser can take an appraisal assignment. That is a flaw in our system.
Yes, thank you. I am learning. As a trainee I have done hundreds of reports solo for 4 different supervisors.... but filtering out the ridiculous bids was something I was never taught. That is why I have a mentor. Not reaching out to him beforehand was my first mistake with this assignment.

The complex ones will have many requests and revisions.
Why not? Appraiser accepted the assignment and the reviewers will request whatever issues they have a concern and appraiser needs to address it.
The worst is that we take an assignment and then we realized after seeing the property, it's an odd ball property. Ugh.
 
I am concerned about the parameters you used. Was this an over-improvement?

I don't agree you lost a client. If you did lose a client, go find another one.

I am worrying you included things in your analysis that may not should have been in the analysis with the subject. When you have to start diagnosing between locations where the most competing properties are with your subject, it can be really time consuming.

In Tennessee. 1 mile away, 2 miles away is nothing. 200 miles or more can be nothing depending on the subject.

On the other hand, in Memphis, the other side of street can make a difference on your subject.
Not an overimprovement. But the market regression model data had only like 18 data points and showed a sharp decline over 12 months. I looked at nearby similar market areas, very little data there also; also declining.
Subject was in Los Angeles county area.
Client did NOT send me a christmas gift. lol
 
One time I had this complex property - SFR with two ADUs.
First time it was a nightmare with many revisions.
Second time when I got the assignment, I thought it should be EZ PZ.
No, still many revisions and this time, client wanted kitchen out of one of the ADU.
