Ah, a breath of fresh air in a dreary subject.

BEV has created an uncertainty in valuation that moves "value" in surplus productivity from an attribute of land (land residual) to that of coordination and hence, leaves it more difficult to determine whether you are valuing the property or the manager...and wasn't that a great blow for the quality of appraisalspeak to change "management" to "coordination"... gee, that made us all better appraisers didn't it? we choke on gnats and swallow the camel.
