Anon - looks like you already got what you needed. I would also recommend a slight change of vernacular, eliminating the word "estimate" everywhere, and replacing it with opinion, opine, or whatever form of the word is appropriate. An astute attorney, or a board with a bug up their rear end could probably hang you with that one. (Personally, I liked it better when we estimated value).

Tim - it's not that duplicity is technically incorrect, but intentionally using one of the least common and least preferred definitions, well..

Greg - I'm gonna get a set of dueling pistols for you and Tim to settle things the old fashioned way.

Is ANON discussing the comments on sales comparison or the reconciliation of the appraisal report? If that is his whole lotta nothing comments on the sales comparison, it needs work. If it is his reconciliation, he seems to have forgotten to address the other approaches to value.
