What was Fannies adjustment? I missed that part. Oh they just don't like ours.

Well Well Well. I'm sure they would love to adjust TimD $313 per square foot. Imagine the possibilities.


There is overwhelming evidence that many appraisers don't know how to derive that adjustment (for some, any adjustments).

A home selling for $313/SF is not going to be adjusted $313/SF for difference in GLA. I assume you know that but am beginning to wonder.

He is either a troll or he actually does not know, or perhaps it is a combination of both.
 
Once you EXTRACT the land value and less tangible rights associated with the comps, what is left BY THE BOOK is going to be less than cost to build new or the prudent buyer would build. That's simple classic appraisal theory....and we do believe in that don't we, or are we supposed to make it up as we go?

If you could provide any plausible situation in which a typical and prudent buyer of a single unit in a high rise condominium project (or most any unit in a project of attached condo units) would have the opportunity to build a single new unit (along with all of the common elements), then I will consider whether or not the cost approach should be required to be included in all condominium appraisal reports submitted on loans that my company insures.

It is not a personal attack, it is a discussion. A couple of your posts, whether you intended or not, indicate that the GLA sales price is the appropriate adjustment.

Since we are on the topic of personal attacks, please read some of your posts in this thread, it appears (being polite to you) that you have no respect for some of the posters here. Believe it or not, many people can learn on this forum. We may not like what we learn, but we learn.

Show me which one is i said a straight line price to GLA adjustment should be made. That is what fannie is doing.

I just went through the last 6 pages of this thread. The only thing i cracked on is Fannie. Reading is fundamental.
