Can someone tell me where to look for data sources to determine prior sales and transfer history of subject and comparables for the prior 3 years before the effective date of the appraisal? Assessor and Property tax records only reveal limited information and probably not enough to satisfy the request on the new form. Thanks in advance for your help. :clapping:
 
Depends upon your state. and your MLS. My state tax card has a good history with price. So I check that date for an MLS listing and report what I know.

Property sold 2/12/2001 for $85,000. MLS indicates the sale had no concessions. Previous sale was $45,000 in 1/20/1983
 
Many resources will be location specific. We have a company called Real Data. This company gets all the registry of deeds info and gives it to the assessors in each town. They are the most reliable in my area and only costs $25/month for 15 towns that can be changed on a monthly basis.

Your area might have something similar. Why not ask the assessors or registry of deeds if there are any companies/resources that provide this information. IMO you should be looking at the deeds anyway. Deeds are always a good place to look.


Where did you get the info prior to the new forms? It has always been a requirement.
