Sample Appraisal to send to the State to sit for my exam

Hey guys I was wondering if i should redact any personal information from the sample appraisal requested from the state (Pennsylvania) before i send it or what pages should I be sending to the state. The state state asked for one address and is allowing me to pick 2 others. What appraisals should i pick to send or does anyone have any tips to make this process go as smoothly as possible.

When I did this I did not redact any personal info. I sent the whole report, as they will check for USPAP compliance. As for the other reports, double check their work files and make sure all info and support for market adjustments is there. You should have this for every report so it doesn't really matter which ones you send.
 
No - do not redact and go over the report with a fine tooth comb. Make sure you have supported each adjustment and if you state a land value be sure that you also cite explicitly or include the land sales in the report. DO NOT use the assessor's land value. DO NOT fail to do a full Highest and Best Use analysis - the check box is NOT adequate. If you did not do the cost approach, explain why. Ditto Income. And remember - both approaches are almost always APPLICABLE but they may not be NECESSARY. Do not say the CA is not APPLICABLE simply due to age and do not say that the area is all owner-occupied if you cannot support that notion. If you check census demographics you will find that many places are 30% renter occupied and therefore the income approach is APPLICABLE, but it is rarely NECESSARY.

Make sure your numbers are accurate because they are going to do the math and see if they get the same number...inconsistent land values will get you if you are not careful. Good luck.
 
^^^ Wut they said above. The question you're asking about is in reference to the requirements of the Confidentiality section of the ETHICS RULE, which explicitly lists state appraisal boards as an exception.

They are asking for one specific and want you to pick two (of your best USPAP compliant cookie cutter) reports?

Wow, I had to send in 10 reports of their choosing.

No only are they slacking on reviews, now this. Time to raise the license fees so they can hire more people.

They only asked for 3 reports from me, were all ones early on in training. Talking to others they had been picking reports closer to the start of training. This seems odd to me, why wouldn't the state want products that are closer to current but instead want reports from like 1 year 9 months ago or something

My list was a span from inception to application, they wanted to see progress and diversity in forms/assignments.
