Was informed by a good instructor that sending in a radacted appraisal to anyone other than the original client violates ethics.

The ASB appears to disagree with that instructor :) See FAQ 62 in current USPAP doc. i think a "permission slip" is easier, but redaction is also acceptable.

Tell me how they could prove that it violated confidentiality if they cannot even identify the property?
 
Ok, looked up FAQ 62. Thanks for the lesson. That is why I like the Forum. I still would rather get permission from a client. I guess I was not so concerned with getting caught as Terrell intimated in post #12 as I was with staying in bounds. According to FAQ 62, you also need to redact assignment results. Are any of you guys redacting your SOW, EOMV and date as well? Just wondering.

Well Terrel - your sample fails, and you get no business.

I don't have to do much to look good. Mostly just stand in one place, and let others look like fools. Hey, I'll take the credit in whatever form it comes. It's all good.

I find most clients that demand samples; ask for endless documentation; or, have penalty clauses deducting an amount when you fail to meet some deadline, are not people I want for clients anyway. And I had one bank that demanded samples. So I provided them. Then the bank split up and the branch I dealt with moved en masse to a new name and operation. Same people, same Prez, etc. They wanted more samples...I said no. Then they got a huge loan candidate and couldn't find an appraiser that would appraisal both a farm and an industrial warehouse...actually 4 appraisals total. Guess who waived the sample requirement? Now they have their samples.
 
So, how does a lender adhere to and perform the following (from the IAEG)?


Appraisers must be appropriately certified or licensed, but this minimum credentialing


requirement, although necessary, is not sufficient to determine that an appraiser is competent to



perform an assignment for a particular property or geographic market.


Redacted samples or samples with permission to use is one way. Please help by naming other ways.
