I just started on my own and it was not good timing but thats not going to stop me. I got in touch with the vice president of a local bank and she is going to give me chance. They want some sample reports, E & O insurance and a bunch of other stuff. I have everything but the so call sample reports. Some of the people that I have talked to said they have done reports on there own houses but that is no good for Multi's and Condo's. I have done many single family's, Condo's and Multi's in the past. If I used a old report what do I have to leave out besides client and borrower information. Do I have to blank out the subject's address? Most of the work I have done since being on my own are purchases and I would like to use one of those. Do I have to block out all the contract and any financial assistance data Etc. I want to leave as much as possible to show the client how much I put in these reports but do not want to violate USPAP. Any help with this would be appreciated. This could be one of my best clients.

Tell them to order an appraisal from you and they will have their example report that they requested. It has been my experience in the past that providing example appraisals rarely turn into actual orders.

However, if they insist, I would at the very least black out the name of borrower (s), address, PIN #, client name, signature, interior pictures, and write EXAMPLE across each page of the appraisal report. None of this should matter to your new client.
