Retail shouldn't be too bad. There really aren't any form reports for SBA so a narrative report is most likely. With SBA many property types have some type of a business value associated with them, but this shouldn't be an issue for retail.

So I guess there aren't any standardized forms for this kinda thing. Sometimes the AI has certain forms for things you never knew about-possibly the ASA too.

Well, it is a non-disclosure state so gathering and confirming data can take a while. Plus, we cover the whole state and some markets are 3-5 hours each way which means an inspection takes a full day and the fees don't always justify the opportunity cost of losing a full day of work vs. a property in Albuquerque where the travel and inspection might be just an hour or two instead of 8-15 (17 hours and 700 miles is my record for one day, two inspections). Then again I saw an appraisal of a smaller apartment complex not too long ago from a local MAI appraiser I'd never heard of (perhaps semi-retired?) for a whopping $1,600 fee. But yes, we're generally at the top of the market for fees.

Non-disclosure state forgot about that.. I guess markets are after all efficient.The cost and time and traveling is inherent in the costs and can be extracted in N. Mexico. Probably in Terells parts as well.

Standard forms ... no this isn't a residential assignment. I guess you could look at the AI form but I believe its residentially focused if I remember correctly. Why are you pushing for a form anyway. It is easier to just scale a narrative to your scope of work.

Thats true im always comfortable with my own naarative. I thought the client might be asking for one..and Im not familiar with them if there were any..

We have good data but time is money and travel is part of the game and the easiest money I make.
