Scammers

So what do you do with rental scams? This has happened in Charlotte. perp breaks in , vacant house changes locks. Advertises and first people call the # . They meet and fake landlord collects 1st and last month rent deposit . They sign lease and the renters go and get their stuff and move in. Real out of town owner finds out and files for eviction of the now victims. and the Scammer is long gone with the free money. How this works is the real owner was renting or lived there and moved and neighbors knew this. So nothing suspicious

BUT WAIT THERE IS MORE !!. Scammer shows vacant house to three or four people that day and signs lease with partial payment of first month rent from all of them . and they get the keys at the end of the month
Wild, some people are so evil. My last renters not only scammed me but sued the property manager for a fake slip and fall.

Getting good renter is foremost. When I was desperate to rent my long vacant unit that's when I make mistake in getting a bad tenant.
 
Sure, Eviction is a legal process and can tale some time. because if it located in a densely populated city or county lots of other transfers or evictions are taking place. RE transfers peak in summer and less in winter. You only have so many Gov Workers.

Long ago I did a REO for FNMA. I could not get access and They could not take possession. It transferred over 14 -18 times in less than 12 months. From the owner to some off shore entity that we did not have diplomatic relations with them.
So they said do a2055. What I found out later was they were money laundering from the drug trade .
