Why is it that some appraisers do not state the neighborhood boundaries? The last 2 reviews both had the comment to see the map, but when I viewed the map, I would estimate a minimum of 3 neighborhoods were shown. One even included parts of 2 counties. These were made by experienced appraisers, or at least the owners of the companies are experienced. I have had rebuttals that the map showed the area were highlighted. Well guess what doesn't show when copied! Seems like the same old problem of trying to get every asssignment to correspond to a canned statement.
 
Sometimes, locations defy specific neighborhood boundaries. They're also being lazy.

Neighborhood description and boundaries:
The subject property is located in an unincorporated area of interior Mendocino County, 3 to 5 miles southwest of the downtown business district of the City of Willits. There are no distinct neighborhood boundaries in this somewhat remote area of range and forest lands. In general, the "neighborhood" is south of Muir Mill Road, west of Highway 101 and north of Black Bart Drive. Buyers seeking properties like the subject would consider most of the outlying rural areas surrounding the Willits city limits. Properties in the general vicinity of the subject vary widely in property charateristics. Lot sizes range from smaller one and two acre tracts up to 160 acres. Most common size residential parcels are in the 10 to 40 acre range. Most lots are densley wood with moderate to severe sloping topography. Residential improvements include older mobile and manufactured homes, modest older and newer custom built homes, and large high quality custom homes with unique architecture. The subject is more or less typical to the majority of properties in this location.

Downtown Willits is about 10 minutes north of the subject along Highway 101 which is the main north/south commuting corridor through northwest California. Willits offers limited to average local employment, mainly in the services industry, some shopping, services, grade and high school and good recreational amenities. Willits is a small incorporated city, one of only 4 incorporated cities in Mendocino County. Ukiah is approximately 25 miles south and is the seat of local government and the largest city in the county. Good employment, shopping and services. Major metropolitan areas and employment centers located in Sonoma County, 1.5 to 2 hours south. North of Willits is for the most part sparsely developed rural lands with only the small community of Laytonville, about 25 miles north and the very small communities of Leggett and Piercy north of Laytonville.

Someone preached the "red-lining the neighborhood" sermon a bit too much.
