Hello! I am nearing the completion of my 15-hour USPAP training to be licensed here in Virginia. I would love to connect with Certified Residential appraisers whom I could practice under to satisfy my experience hours. Is there anyone in Virginia who is currently in need? I have been a licensed Realtor in the Commonwealth of VA for 13 years, primarily to perform Real Estate Transaction Coordination. I lived in Northern Virginia for almost 30 years and have been in the Stafford/Fredericksburg area for 10 years now. Any leads or suggestions would be appreciated. I seem to be hitting brick walls everywhere I look and ask.

$70k entry level job at the VDOT in ROW, get your foot in the door for the appraisal department. Plus you have benefits that independent fee appraisers only dream about.....

This sounds like a great opportunity. However, the overnight trips aren't ideal for my situation.

If you can get a government job in the field I would highly recommend that. Just looking for someone that may be in need will probably not be fruitful. A lot of us are older, think of what would make you an asset.

For me I believe it had to do with technology/computer skills and flexibility.

Some like someone with prior real estate experience, some prefer someone who doesn't as they are afraid they may have picked up bad habits and may not be as easy to train.

When you were/are a licensed realtor did you make any connections or meet any appraisers?

I hate to be that guy, but someone has to say it:

Have you considered that this may not be the smartest professional move given the upcoming "UAD 3.6 Independent Appraiser Extinction Event"?

I mean if you're a 20 or 30 something who's super duper tech savvy, and fully comfortable with handheld device laser scanning mumbo jumbo auto import n stuff, then sure, rise to the challenge and knock yourself out.

But if that last paragraph doesn't exactly describe you, or you don't have great eyesight as well, you might want to reconsider your career choices ...

As far as getting a trainer, meaning an appraiser who's been doing it for ages, if you came to me today and you offered to pay ME $50,000 a year to train you, I would say no thanks without even blinking an eye. Because that's how much of a headache having a trainee would be.

And I'm not saying this as a joke or to be cute.

Okay, maybe to be cute, but it's 100% true. You are about 20 years too late to the party, and I might as well be the guy who takes the verbal brick bats for telling you the hard truth.

If that is the singular thing holding you back, well worth the sit down to find out more. It will cost you a few hours out of a day, and you can say NO.

I bet there is some telework involved with this position too.

You won't make anywhere close to $70k as a trainee, and benefits are null.
