Self Storage Units

We actually had a recent arm's length sale of such a facility in my area. It was on the market for several years. I haven't figured out the cap rate yet because I haven't needed to use this data.
 
Marcus and Millichaps has a Self Storage Research Annual Report available on line. You might also try national guidelines published on line in retailnewsblog.com, in an article titled “Understanding Self –Storage Operating Expenses” by Jeffrey Shouse, dated October 16, 2009.
 
This just came to me this morning . . .

Seller: MidAmerican Investments LLC

Buyer: Fireside Delaware Storage LLC

Type: Self-storage industrial property

Address: 1201 N. 130th St. in Kansas City, KS,

Price: $1.15 million, or about $34 per square foot.

Single-story, 33,400-square-foot, Class C building; built in 2007. It was 70% occupied at the time of sale.

The seller was represented in-house. Larry Goldman of Re/max Best Associates facilitated the deal on the buyer's side.
