Seller Complaint Relayed From Maryland Dllr

Anyone can file a complaint with a state board or even a federal agency. Unfortunately most appraisers are instructed and believe that only the intended user or the client can file complaints or file lawsuits. NOT true in this day and age anyone can harbor or file a complaint and it's sad but most agencies will and do at minimum a preliminary investigation.

Hopefully in your case there is no merit to the complaint. BUT you really want legal advice and not forum advice because many nice folks on forums mean well BUT many have no basic understanding of administrative law and it's easy to give advice when it's not your license on the line.

I would highly recommend that you consult a good real estate attorney and share this information with him/her before dealing with the agency that has alerted you. I have no idea about your State Law but In California I personally know appraisers who have lost to third parties who were not clients or intended users and the judges did not care about USPAP or anything else .
