Seller owner?

The seller is a Trust with a long name. A Trustee is now the signer in which my further investigation is above my pay grade.
Realist and other 3rd party sources have not as complete owner's full name as Prelim.
Prelim always best in verifying owner of record next to going to court house.

Does your analysis of the contract lead you to the conclusion that your subject sale is an arms length transaction or an estate transaction? Not trying to beat you up, just asking…

If the property is in a trust and the trustee is signing the contract. Then technically. The seller is owner of record

You have to understand that Fernando is very unsure of himself and needs to run all decisions like this past the forum. He accepts ridicule graciously so it works for everybody.

There is a Successor Trustee to the Trustee of the Trust. Unless I go to the court house, there's no other way from third party sources to find out if the person signing is Successor Trustee.
Again Title Company needs to verify chain of ownership after Trustee passes away.
 
Geez Fernando. It sounds like a normal transfer upon death of the trustor to the stated beneficiary. Just play it straight and come up with market value.

How often are other appraisers as thorough as me in following the succession of authorization to sell property.

I for one applaud your diligence. When you answered the question "is the seller the owner of record" you followed the steps to verify your answer like a professional should & didn't fake it. Fill in all the blanks & checkboxes with the same level of care and sleep well at night. Kudos to you The Great F.

Thanks Mike, considering you're a stickler to rules on how appraisals should be down.
I was wondering if I was wearing my Realtor hat too seriously in finding out contract was legit with correct owner signing.
Realizing my peers not too concern with owner of record and some don't care about this issue, I should have been wearing my appraiser's hat and follow what my peers do with less concern.
