The HUD.gov website says that we have to establish a User ID for Appraiser Roster(http://www.HUD.gov/offices/hsg/sfh/appr/establish.cfm) via FHA Connection(https://entp.HUD.gov/clas/index.cfm).

However, per the website "If your email and mailing addresses have changed since you applied to the roster, you must ask FHA to update your record before establishing a User ID. Please send your correct information to AppraiserRoster@HUD.gov and put "Updates" in the subject line."

So that is exactly what I did. I sent my updated license showing my current address to AppraiserRoster@HUD.gov.

The response from HUD: "FYI -As of 10/1/08 FHA is no longer responsible for renewing FHA Appraiser license or updating personal information, it is now your responsibility. Go to FHA Appraisers website at www.HUD.gov/appraisers click on "establish a User ID" and obtain a User ID so you will stay active on the roster. If you do not obtain an User ID and on your next renewal your license expire, your status will be terminated from the FHA Roster. NO EXCEPTIONS!"

This is what I was trying to do. I was following the instructions on the www.HUD.gov website, which states "you must ask FHA to update your record before establishing a User ID. Please send your correct information to AppraiserRoster@HUD.gov and put "Updates" in the subject line". This is why I emailed my license in the first place.

I understand that I have to establish this FHA connection ID, but I was simply following the instructed protocol before applying for one. What am I doing wrong?

In the mean time, I signed up to FHA connection and received the message "The request for an FHA Connection ID for FRANK ZAPPIA was rejected for the following reason(s):
Reinstate not allowed by this process

Can someone please explain this to me? There is nothing to reinstate because I am already on the FHA approved roster.

So my question is how do I get my renewed license to HUD?

Check with your Board. They may mass update on a defined schedule. I know Arkansas does.

E-mail HUD with your problem. The single family administrator's e-mail address is SFADMIN@HUD.gov.

Make sure your e-mail is short and to the point. Give all relevant information i.e. HUD FHA Connection ID, your license number and state, your current address, etc.

Also make sure that your license information is correct in the Federal Register. I think it is the ASC that maintains this https://www.ASC.gov/. If your state has not sent the updated license information in, then HUD will not update you on their roster.

Expect a 48-72 hour response time from HUD.

Another fine reason not to do appraisals for FHA. Just kidding. Probably the most confusing system in the world.

New York usually updates this automatically but I am still waiting for it to show up on the FHA roster. I can't wait much longer.

No matter what you do - you cannot update your FHA credentials until the state notifies the ASC

I got this yesterday

Below is a prewritten response that pertains to appraiser trying to update their information with FHA, but reach an error stating there is an issue with the information they are entering and what is on file with ASC.

----------

The license ID, license type, and expiration date must match exactly what is listed on the Appraiser Subcommittee (ASC) web site. If you do not know how to check the information on file with ASC, you can do a query on your name and state at the following URL.

https://www.ASC.gov/content/category1/standardSearches.aspx?queryType=6

If the error you received pertained to the expiration date and you have renewed your license ID with the state, you cannot update the date until the state sends the information to ASC and they reflect the new date. Therefore, if ASC does not list the new expiration date, you will have to wait to update it until ASC lists the new date. Also, once ASC receives and updates their information with the new expiration date, you should wait one more business day since ASC sends FHA the updated expiration date the business day after they receive it. Therefore, if you confirm with ASC's website that they list the new expiration date and you still get the error that same day when updating it with FHA, try making the update again the following business day. If you get the error again the following business day, please save the page with the error to an HTML file by clicking "File" in the browser menu and then clicking "Save As..." Once it is saved, reply to this e-mail message and attach the HTML file to the e-mail so we may look into this further for you.

If the error you received stated the license ID/type did not match what is on file with ASC, the license ID needs to match exactly to what is listed with ASC (i.e. if there is a space, then the space needs to be entered, if you were entering a hyphen and it doesn’t list the hyphen, then don’t enter it). You can then copy and paste how the license ID is listed there to make sure it is entered on the application exactly the same. If you are entering the license ID exactly as listed, tried again the following business day after checking ASC and still received the error, save the page with the error to an HTML file as described already and send it to us as an attachment to an e-mail message so we may look into this further for you.

My HUD credentials were updated automatically as soon as the renewal hit the ASC

Same here. I always email a PDF of my license to HUD just to be safe. I checked my email log and HUD responded with:

Your file is updated.

Well my ASC is updated but HUD isn't.

You have to fill out a form with HUD to get your renewal. You download a couple of forms, sign them scan them and upload to HUD. They no longer renew automatically. You do have to be updated with ASC first. They told me that they stopped automatically updating the roster when it went from 12,000 to 60,000 in one year.
