Septic Located Under Addition

You need to know if the addition is over the actual tank, not just the field.

Because,

Tanks need to be cleaned out from time to time. Depending on the capacity of the tank and the usage, it might be every few years or sooner.

If it is a "septic" tank, and not just a seeping holding tank, or cesspool, the occupants might not realize that it needs maintenance, because one benefit of septic is that it needs many fewer cleanings than the other options.

I would give a call to the sewage enforcement officer first before I would decide to continue with an appraisal.

If it is over the holding tank lid, you can not make a credible HC that it isn't and continue to appraise it. It's not like an addition can be moved to a different location.

The OP already said the "addition" is over the septic field. How big is the addition and what is the addition? How big is the field?

If the leach lines got so fouled up that they needed to be excavated is there room on the property for another leach field?

etc., etc., etc.
 
I would contact the client asap and notify them of the situation and how you are going to handle the situation. Certain things are deal breakers for lending right out of the chute, this may be one of them, but you don't know until you talk to the lender.
